Yes, there is a deposit. A $250 initial hold deposit will be collected at the time of application. This is refundable up to 48 hours after applying. Upon move in, the holding deposit will be deducted from the prorated rent.

2 pets are allowed per apartment. There are no weight restrictions, only breed restrictions. Please contact the office for a list of restricted breeds.

Pet rent is an additional monthly fee; $75 for a dog and $50 for a cat.There are no additional fees or deposits. Ora has a pet wash station and there are multiple parks within walking distance.

To break a lease agreement, we require 60 days written notice in addition to the equivalent of 1 month’s rent. Any concessions given must also be paid back.

To reserve one of our apartments, you will visit our website oraseaport.com. From there you will select the apartment you desire and click ‘Apply Now’ to complete the application process’. A deposit of $250 is due at the time of application and must be paid with a debit or credit card. We also have paper applications available and the deposit can be paid with a check or money order. A copy of your government issued ID and proof of income is required to process your application. The application process also includes a criminal & credit screening and background history. Based on your approval status, your security deposit will be either $1,000 or equal to one months rent.

We do not offer short term leases. Leases are from 12-18 month periods.

We accept personal checks, money orders or cashier checks. We can not accept cash payments.

No, we do not allow subletting.

Ora is a concrete structure throughout. There are triple pane windows in every unit and common areas. We do have a concert venue nearby, but they are required to finish their shows by 10pm or shortly after.

A renewal offer letter is sent 90 days out from your lease end date. Upon acceptance of the renewal offer, we will prepare a new lease agreement for you to sign. If you plan on vacating, you will need to provide us a 60 day written notice.

Lease increases are dependent on the state of the market. Renewal letters are sent to leaseholders 90 days prior to the lease expiration. We encourage residents to speak with us if they are concerned about renewal increases.

Ora offers valet garage parking. It is $450 per month.

No, the fire department restricts open flame. Electric grills are permissible.

Work orders can be submitted on our resident portal, or they can be reported directly to the leasing office via phone call or email.

Your monthly rent includes your apartment and use of all amenity spaces, as well as trash removal. Residents are responsible for all utilities; electric, gas, water & sewer and cable & internet services.

Guest parking is available in our valet only parking garage. Parking for an hour is currently $14. 24-hour parking is currently $52. The Seaport also has metered parking around the building.

We limit visitors to two guests per apartment to ensure residents can enjoy all amenity spaces.

Yes, we have 6 chargers and they will be available on a first come, first serve basis.

We offer Comcast and Starry.

We are located 1 mile from South Station, which is about a 20 minute walk. The Silver Line is located behind Ora and makes stops at South Station, Courthouse, World Trade Center, Silver Line Way and Logan Airport Terminal A.

We require $100,000 in personal liability. We also ask to be added as an additional insured on the policy. The address that should be included for additionally insured is:
